It's the move our team is named after: trading city square footage for a yard, an extra bedroom and a little more breathing room. In fall 2026, the math is as compelling as it's been in years.
Benchmark prices, September 2026
Detached: $1,784,700 in Greater Vancouver vs. $1,300,000 in the Fraser Valley
Townhouse: $1,016,700 vs. $745,300
Apartment: $682,500 vs. $461,800
That's roughly $485,000 less for a detached home and $270,000 less for a townhouse.
Buyers have leverage
The Fraser Valley Real Estate Board reports 922 sales in September, down 4% from last year, with 9,763 active listings, 31% above the 10-year average. The detached benchmark is down 8.8% year over year and about $460,000 below its March 2022 peak.
Homes are taking longer to sell
Detached homes averaged 45 days on market, townhomes 38 and condos 46. That gives you time to compare neighbourhoods and negotiate.
The sell-and-move-up opportunity
If you own a condo or townhouse in the city, the gap between what you sell for and what you buy in the suburbs may be smaller than you think. We can run both sides of the numbers for you.
